Cheviot Hills is an affluent neighborhood of predominately single-family homes on the Westside of Los Angeles, California. Flanked by Century City on its northern boundary, on the east by Beverlywood and Castle Heights, on the south by Palms, on the west by Rancho Park and on the northwest by West Los Angeles. The Cheviot Hills neighborhood commands stunning views where its lush, gently rolling landscape juxtaposes with the adjoining city skyline.

Founded in 1924, the neighborhood has been the filming location of countless movies and television shows due to its convenient location between Fox Studios and Sony Studios. The home used in ABC TV's hit show, Modern Family, is located within the community. The neighborhood also serves as home to many actors, television personalities, and studio executives.

Once a single Spanish land grant, most of its single-family homes were built in the 1940s and early 1950s, largely in a traditional style.The neighborhood features homes by prominent architects, such as the Strauss-Lewis House by Raphael Soriano and the Harry Culver Estate, designed by Wallace Neff.

Named one of Redfin’s "hottest" neighborhood in the country for real estate in 2014 and the "hottest" neighborhood in Los Angeles in 2015, the median home price is now approximately $2 million (Q1/18). The neighborhood enjoys a wide variety of homes set on spacious lots in Tudor, Spanish Revival, and Mediterranean styles, with new construction mingling with older homes. Cheviot Hills is famously home to beloved science fiction author Ray Bradbury and LA's richest man, Patrick Soon-Shiong.

Cheviot Hills residents can enjoy the neighboring Rancho Golf Course as well as the private Hillcrest Country Club. A public tennis center, Olympic sized pool, community center, and a library can be found in Rancho Park, a central part of the Cheviot Hills neighborhood and is frequented by families and business professionals alike. On Sundays, residents gather for the popular local farmers market, which features live music, fresh produce and an eclectic array of crafts and products.

The Culture

With its winding, wooded streets and spacious homes, Cheviot Hills is a residential respite from the surrounding noise and traffic. Centered around its public and private golf courses, the community has traditionally been popular with empty nesters and those seeking tranquility, however,its proximity and access to the major business and entertainment hubs of Century City and Culver City has given rise to an influx of young families and urban professionals.

Much of the community activities are centered around world-class recreational facilities; The Cheviot Hills Recreation Center and Tennis Courts, two golf courses (both public and private) and the city’s lush parks.

Many private schools are in the vicinity of Cheviot Hills and Rancho Park, including the Le Lycee Francais de Los Angeles, Notre Dame Academy is an all-girls Catholic High School in the area, and the other private schools of Brentwood and Bel Air are not far away either. Public schools in the area include Overland Avenue Elementary and Castle Heights Elementary.
