What if I already have listed my home for sale?

Although it isn’t necessary to use a real estate agent to sell your home directly to Avenue Homes, if you have an existing listing agreement with another agent, we are legally required to communicate our offer directly to your agent. The listing commission will be deducted from your net proceeds by the escrow company at closing. Your listing agreement will confirm what those amounts are and the Avenue Homes’ brokerage will receive the specified buyer broker commissions per the listing agreement. Our online submittal form allows you to note if you are working with an agent and their contact details. Please note, if you select “Yes” to working with an agent, we will submit your offer directly to your agent. You can direct your agent to avenuehomes.com/agentcenter for more detailed information.

How do you keep my information secure?

We use Docusign, an approved third-party application for all document signing. Similarly, like the traditional selling process, the escrow company handles all payments and paperwork, securing management of all financial information and payments. The security of your information is of utmost importance to Avenues Homes and we take all relevant measures to ensure protection throughout the entirety of the process.

What fees would I pay selling my home to Avenue Homes?

Avenue Homes does not charge a service fee to purchase your home, however, the homeowner remains subject to the typical closing costs associated with the sale of a home, including; city and county transfer tax, title insurance policy, county recording fees, outstanding lender fees, loan payoff demand fee, seller escrow fee, wire fees and notary fee and any outstanding prorated property tax fees.

How do I get an offer from Avenue Homes?

Receiving an offer from Avenue Homes is simple, free and comes with absolutely no obligations. Simply fill out the request form at avenuehomes.com\requestanoffer with details about your home’s condition, features and upgrades and we will email you a competitive purchase offer within 2 business days. The email has a link to review your online offer and includes contact information to a Home Investment Advisor who will be handling your homes sale, should you have any questions. Your Home Investment Advisor will be your primary point of contact until your home closes.

How long is the Avenue Homes offer good for?

All Avenue Homes offers are valid for 5 days. However, you can always request a new offer from your dedicated Home Investment Advisor directly and we will provide an updated offer within 48 hours.

What happens upon accepting an offer from Avenue Homes?

We created a platform that simplifies the selling process. Your Home Investment Advisor will guide you through the entire process, however it can be broken down to the following three steps:
  1. Once you have accepted your Avenue Homes offer, we will schedule a quick and free home condition assessment at a time that works for you
  2. If inspection verifies your submittal details, Avenue Homes will send each individual homeowner an email via Docusign with the purchase contract attached and a brief overview of our process and the next steps.
  3. You select your closing date.

How and when do I select the day I want to close?

When you review your offer, you can choose a closing date within 10 to 120 days. This date will be reflected in your final purchase contract you receive after you have accepted our offer. We understand life happens, so if something changes and that date no longer works, we will work with you to adjust the close date within our 120-day window.

What happens after the purchase agreement has been signed?

Once the purchase agreement is signed via DocuSign, we will open escrow and deposit the earnest money, typically within 2 business days.

Why does Avenue Homes do an inspection?

Avenue Homes, like most traditional process, needs to ascertain that the condition of the home is consistent with what was outlined in the original offer request.

Should I do my own home inspection?

Avenue Home will handle all home inspections for you. All you need to do is be home to meet one of our team members. This inspection typically takes less than 2 hours.

What is the inspector looking for?

Avenue Homes is looking to ensure that everything is up to code, including but not limited to the following; A/C, electrical, foundation, roof, termite issues, broker or damaged flooring, windows, plumbing issues, water damage, large drywall repairs, damaged exterior paint and pool & spa issues.

When is the final walk through of my home?

Your Avenue Homes HIA will contact you several days before your close date to schedule the final walk through. The walk through typically happens one to two five days before closing. The purpose of the walk through is to verify the home is still in the same condition, and to check on agreed repairs if you decided to handle them independently.

When do we sign closing documents?

A few days before your agreed-upon closing date, an escrow agent from the title escrow company will contact you to finalize the day and time you will sign the final closing documents. You will receive your final purchase payout check at this time.

When do I get my mortgage payoff?

Right after we open escrow, the title escrow company will be contacting you to assist with the mortgage payoff for your home.

What can I take from my home when I move?

In most cases, you can take anything that isn’t built into your home; washer, dryer and refrigerator. Exceptions can be made on a case-by-case basis.
